Whole-assembly planning for tile reroof decisions

Review tile underlayment and flashing

Review tile underlayment and flashing with a photo-first condition record, defined scope, and documented handoff.

Understand the condition

Staining below a tile roof may relate to underlayment, valleys, wall flashing, penetrations, or displaced covering rather than the nearest visible crack.

The inspection should follow water-management transitions and record where lifting tile is proposed, what will be protected, and how disturbed areas will be restored.

Define the repair decision

The scope should map each valley, roof-to-wall transition, pipe, skylight, and change in slope included in the review. It should say where tile will be temporarily removed, how reusable pieces will be stored, and what happens if brittle covering or deteriorated battens limit access to the suspected water path.

Compare proposals by the same transition limits rather than by underlayment brand alone. Look for preparation, lap and termination approach, flashing responsibility, disturbed-tile restoration, and a written allowance process for concealed deck conditions. Closeout photographs should show the exposed transition and completed covering from the same labeled roof area.

  • Identify the affected assembly and transitions
  • Compare proposals against one documented boundary
  • Record concealed conditions before covering
